Straight about what this is
Arithmetic, not advice

This tool is deliberately narrow so you can trust it. Here's exactly what it does and doesn't tell you.

  • It's pure arithmetic. It claims nothing about occupancy, demand, revenue or bookings — only the rate that holds your payout under the new fee.
  • It is not the "right" price. It's your floor: the number that keeps your take-home flat. Whether the market will pay it is a separate question.
  • Holding the guest's total flat is different — and a much smaller change. Guests already paid roughly 14% on top under the old split fee, so a lot of that increase is just moving where the fee sits.
  • The rollout is host-by-host. Check your own Airbnb dashboard for your actual switch-over date — don't assume a single deadline applies to you.
  • Every figure is rounded to the nearest whole unit for readability.
